All of Passages Design Build homes include a thorough and thoughtful set of features, beginning with our Home Assurance and Design Satisfaction Guarantee. Of course, you’ll have the opportunity to personalize your home with design changes and your personal selections.

Exterior
T- Timeless Home Designs- Not the next fad.
As part of our S.M.A.R.T. home packages, your home’s exterior will employ architectural details that will stand the test of time. Being sensitive to your time demands and future maintenance costs, all exterior materials are designed for beauty, low maintenance and enduring quality. Each home includes a landscape package with trees, sod, irrigation system, mulch and edging.
The exterior elevation of your home will include a low maintenance composite siding that mimics the look of wood without the maintenance. Three paint colors will be provided so each home will literally “pop” with color- ending the days of the beige vinyl neighborhood. Roofs will be comprised of durable 30 year shingles that will put the finishing touch on the overall beauty.
The backyard will come with a deck or patio- depending on the type of homesite you choose. Each window and corner of your home will thoughtfully be detailed with a low maintenance trim boards.
-Garages
Your garage will be at a minimum 3 car so you can store cars, toys and lawn equipment. The garage doors have been enhanced to add a custom look to your home.
Main floor living
All of your guests will be greeted by wood floors at the foyer. Your home will immediately feel more spacious with an abundance of windows and nine foot ceiling heights. A fireplace will warm you on cold winter days- complete with a stone hearth.
Your kitchen will contain rich wood floors, granite or solid surface counters, custom cabinets (several wood species choices) and full appliance package. It will not only be beautiful but incredibly functional- seamlessly integrated with the dining, great room and rear foyer areas.
Lower Levels
We understand the increased cost and headache of finishing your basement after you’ve moved in. That’s why we’re finishing it for you right away!
Your staircase will lead you to a family/recreation room, full bath and bedroom/flex room. If you wish to add additional theatre components for your movie watching enjoyment, we’ll have all the wiring ready. Simply install the speakers.
All floor support systems will be a floor truss that will keep your lower level ceilings flat and at a comfortable 8’+ ceiling height. The foundation walls will be made of solid poured cement. Don’t worry about the cold- your foundation is insulated keeping you warm and snug. We’ll install a custom water management system that will keep your lower level dry and comfortable too.
Upper Levels
-Bedrooms
Your new home’s bedroom area has been designed with convenience in mind. Most plans have a “jack-and-jill” bathroom layout between ample bedrooms with walk-in closets. When a 4th bedroom is possible we’ll incorporate a junior suite so each bedroom has access to a personal bath.
Your owner’s suite includes a luxurious spa like bath with a custom ceramic shower and floor. A separate stool room and a “his and her” vanity finish the bath.
-Laundry
Your appliance allowance is generous enough to include a washer & dryer so you won’t have to purchase them separately. A cabinet with countertop adds a convenient place to store detergents and provide a space to fold clothes.
Interior Finishes
Your home will not only offer a high level of materials- you’ll have the option of personalizing your color selections without breaking the bank. Here’s a look at some of the selections we’ve included for you.
-Lighting
We’ve included 10 recessed lights plus another $3,000 for your selections.
Interior Trim
All of your base boards, window and door trim will be enameled white. The baseboard is 4.5″ in height and the window/door casing is 3″ with a decorative back band. The white trim serves two purposes- it brightens the home while providing a classic interior style and blends with any motif. Other choices are available too.
-Flooring
You can choose between a number of different types of wood floors. The wood flooring will be installed at the foyer, kitchen and dining room- adding warmth and durability to your home. Your owner’s bath has a beautiful ceramic tile floor that will stand up over time.
-Appliances
We’ve included a generous $6,000 allowance to give you a wide variety of choices. Whether your into the look, functionality or performance- you can find a appliance package that suits.
Your home will stay warm and cool plus you’ll pay less in utility bills with our high efficiency heating and cooling package too.
-Doors
You’ll have a variety of different interior door styles to choose from. Any door you choose will be painted/enameled to match your interior trim. The door knobs will be either black, satin nickel or aged bronze.
